We will gather some information about you and the
property you want to purchase. This can be done by in a face to
face meeting, by telephone, or by completing our online
enquiry form.
Once we have identified your specific requirements
we will make our recommendation to you, arrange for completion of
the appropriate forms and collect the documentation required by
the lender, such as, P60's, payslips, bank statements, mortgage
statements and any valuation or application fees payable.
Your application will then be submitted to the lender
for processing.
The lender will carry out a credit check and make
other enquiries they feel necessary in order to progress your application,
such as, send for employers references, existing lenders references
and landlords references.
A valuation will then be carried out to ensure that
the property's value covers the loan you require and to identify
any potential problems such as dampness, structural problems, etc.
Once all the lenders' enquiries have been satisfied,
they will issue a written offer of the loan which means that they
are prepared to grant you the mortgage you require.
Once your solicitor is happy that all the conditions
of the mortgage offer have been satisfied and that all other parties
in the chain are in a position to proceed, contracts are exchanged
which is the point at which you secure your new home and a date
for completion is set.
Your solicitor will then complete the transaction
and you can move into your new home.
Remember: Don't leave it until you have found
your new home before you enquire about your mortgage. You may not
be able to borrow the amount you require.
